Legal, Valuation and Title Checks in Loan Software
Loan title verification software helps a lender keep proof, in one place, that the property offered as security was checked before the money went out. Legal opinion, valuation report and title papers are the three checks that matter most on a secured loan, and they are the ones most often found missing when an inspector asks.

The three checks
Before a property loan is released, most lenders want three things on file. A lawyer has looked at the ownership papers and given an opinion. A valuer has put a value on the property. And the title documents themselves, the chain of papers that shows who owns what, have been seen and logged.
None of this is new. What changes with software is where the proof lives. Instead of a paper tick-mark on a cover sheet, the loan record itself shows each check, its date and who did it. Legal opinion tracking
A legal opinion is only useful if you can find it and know what it said. In a manual office it sits in a file, and the manager remembers that “there was some objection”. Months later nobody can say whether it was cleared.
Good software gives each opinion a small record:
- Name of the advocate and date of the opinion.
- Outcome: clear, clear with conditions, or objection raised.
- Conditions to be met before disbursement, each with a status.
- A scanned copy attached to the same loan.
If a condition is still open, the system should stop the release, or at least make the approver click through a warning that is logged. Valuation report record
A valuation report has a date, and that date matters. A figure from two years ago may not mean much today. The record should hold the valuer’s name, the date of the report, the assessed value and the amount that was taken for sanction, since those two figures are often not the same.

A second look at value is often needed at recovery stage; see collateral and recovery for mortgage loans. How much margin a lender must keep over the loan amount depends on its type and its rules, so check the current rules for your category and do not rely on a software default.
A title check checklist in the system
The best use of software here is a checklist that cannot be skipped. The list differs by property and by state, so your lawyer should decide it. Once decided, put it in the system as a standard set of items:
- Ownership papers seen and copy attached.
- Legal opinion received and conditions listed.
- Valuation report received and value recorded.
- Charge details and registration reference entered.
- Original documents received, with date and the name of the person holding them.
- Insurance on the property recorded, if the lender requires it.
A loan should not move to disbursement with an item still open. If your lender type permits exceptions, the approver should have to give a written reason that is saved with the loan.
Common mistakes
- Marking a check done because the paper arrived, without reading it.
- Keeping the opinion on email and not on the loan record.
- Reusing an old valuation at renewal without a date check.
- Not recording who took out an original document, or when it came back.
Software records the checks. It cannot judge a title, and it does not make a weak title safe. Always rely on your lawyer for the opinion itself and confirm any legal point with your CA.
